Which loft conversion suits your home?

It mostly comes down to your roof shape and the head height you need. We'll tell you on the first visit.

    Rear dormer

Our most requested loft. A box dormer on the back slope gives full head height, with room for a bedroom and en-suite.

Good for: Main bedroom + en-suite
  • Rear view
    02

    Hip-to-gable

For homes with a sloping side. The slope is built up into a straight gable, so the loft gets far wider.

    Good for: Semis, detached homes

    03

    Mansard

The rear slope is rebuilt almost upright. The most space you can get, but it usually needs planning permission.

    Good for: Terraces, most space
  • Rear view
    04

    Rooflight

Windows set into the roof you already have. The quickest option if there's enough head height already.

    Good for: Offices, quick projects

Is your loft tall enough?

Measure from the top of a ceiling joist to the underside of the ridge, then slide to match it.

230 cm
Good news

That's at or above the usual 2.2 m guide, so most loft types should work.

What sets the price of a loft?

Each loft is priced from its own drawings. The biggest factors are:

    1. 01The type: rooflight, dormer, hip-to-gable or mansard
    2. 02The steelwork and how the new floor is carried
    3. 03The new stairs and a fire-safe route down
    4. 04Bathroom, windows and the level of finish

Your fixed, itemised price comes before anyone climbs the scaffold.

Most take around 6 to 10 weeks on site. A rooflight loft is the quickest; a dormer, hip-to-gable or mansard takes longer. Add a few weeks before that for drawings and approvals.

Head height matters most. As a rough guide you want about 2.2 metres from the top of the ceiling joists to the underside of the ridge. We measure it on the first visit and tell you straight.

Often not. Permitted development allows up to 40 cubic metres of extra roof space on a terraced house and 50 on a semi or detached house. Mansards and front-facing changes usually need planning, and we handle the application.

Yes. Most of the work is done from scaffolding outside. We only open up into the house near the end, to fit the new stairs.

If you live in a semi or terrace and steels go into the shared wall, your neighbours must be given notice. We explain the process and when to start it.
