What shapes the cost of a new build?
Every home is priced from its own drawings. The biggest drivers:

Ask a questionPlanning usually takes a few months. Once on site, most of our new homes take around 6 to 12 months, depending on size and the time of year.
Sometimes. It depends on access, plot size, the effect on neighbours and local policy. We look at the plot first and tell you honestly whether it's worth applying.
Yes. A new home always needs full planning permission. We prepare the drawings and the application, and deal with the council for you.
Yes. We arrange a structural warranty, which most mortgage lenders ask for on a new home.
Yes, most of our clients already have the land. We can also look at a plot before you buy it.
